Requests for Proposals for Building Improvements at 204 Main Street in Sharon Springs 

Sharon Springs, NY — Schoharie Economic Enterprise Corporation (SEEC), administrator of the NY Forward Small Project Fund for the Village of Sharon Springs, has announced two Requests for Proposals (RFPs) related to a major building improvement project at 204 Main Street in Sharon Springs. 

Funded in part through the Village of Sharon Springs Building Improvement and Public Art Program, the project will focus on window replacement and associated hazardous material abatement to improve building performance, occupant comfort, and long-term durability while preserving the historic character of the structure. 


General Contractor RFP: Window Replacement Project 

SEEC is seeking proposals from qualified and experienced General Contractors to remove and replace 47 existing commercial and residential windows at the property. The selected contractor will be responsible for all labor, materials, equipment, coordination, installation, finishing, cleanup, and warranties. 

Planned improvements include: 

  • Replacement of 10 storefront windows with Guardian Glass double-pane storefront windows (SN68 on Ultraclear) 

  • Replacement of 37 windows with Andersen 400 Series double-hung, one-over-one windows with internal grid patterns and half screens 

  • Installation of windows that meet or exceed ENERGY STAR® requirements for the applicable climate zone 

The contractor will also coordinate work in accordance with historic preservation standards and State Historic Preservation Office (SHPO) requirements. 

Proposals for the General Contractor RFP must be submitted online at www.seecny.org by 12:00 PM (EST) on February 23, 2026. A pre-bid site visit will be held, weather permitting, on Tuesday, February 3, 2026 at 10:00 AM (EST). 

Hazardous Material Removal & Abatement RFP 

In conjunction with the window replacement work, SEEC is also soliciting proposals from licensed Hazardous Material Removal/Abatement Professionals to address asbestos-containing materials and lead-based paint identified at the site. This work is based on a Limited Pre-Renovation Regulated Building Materials Inspection conducted by LaBella Associates, D.P.C. in November 2025. 

The selected firm will provide professional services for the removal, stabilization, and disposal of regulated materials in compliance with all applicable regulations. New York State–certified Minority- and Women-Owned Business Enterprises (MWBEs) are strongly encouraged to respond. 

Proposals for hazardous material abatement services must be submitted online by 12:00 PM (EST) on February 16, 2026. A mandatory pre-bid site visit will be held, weather permitting, on Monday, January 16, 2026 at 10:00 AM (EST). 


Supporting Community Revitalization 

The NY Forward Small Project Fund was awarded to the Village of Sharon Springs to support the economic vitality of its local commercial district. By investing in visible, high-impact improvements, the program aims to enhance building safety and aesthetics, increase property values, attract businesses, encourage tourism, and strengthen the overall appeal of the community. 

SEEC will review all submissions in collaboration with the property owners following the respective deadlines, with contractor selection anticipated within approximately 15 days. Construction is expected to begin in April 2026.
